New Riverside Hotel Planned For Bakewell - But What Does It Mean For The Town?

Plans are moving forward for a new hotel in the centre of Bakewell, with agents now looking for an operator for a proposed 72-bedroom site at Riverside Works.

On paper, it sounds fairly straightforward. But in a place like Bakewell, it raises a few more interesting questions.

The hotel is part of the wider Riverside Works redevelopment, a site along the River Wye that’s been gradually evolving over the past few years. Planning permission is already in place, and the current proposal is for 72 bedrooms over four floors, with the option to increase that if further plans are approved.

Bakewell is already one of the busiest places in the Peak District. It’s the only town within the National Park, and it draws people in year-round - whether for the shops, cafes, the walks, or the wider area.

What it hasn’t really had is a large amount of central accommodation. Most stays tend to be smaller hotels, inns and B&Bs, which is part of the appeal, but it also means availability can be tight, especially at weekends.

A hotel of this size would almost certainly bring more people into the town. More overnight stays, more footfall, more demand for restaurants, cafés and shops.

That’s no bad thing in many ways. It could help support local businesses and encourage people to stay longer rather than just passing through for the day.

But it does raise the obvious question of balance.

More visitors also means more traffic, more pressure on parking, and a busier town centre - something Bakewell already feels acutely at peak times. It’s very much a double-edged sword, isn't it?

Then there’s the question of what it will actually look like.

The current visuals are limited, but from what’s available, it doesn’t immediately feel especially “Peak District”. That may change, but it’s worth noting.

Planning rules within the National Park are usually very tightly controlled - even small changes to buildings can require approval - so you would expect the same level of scrutiny to apply here.

And it matters. This is a prominent riverside site, right in the centre of town. It does need to sit comfortably within its surroundings, not feel like it’s been dropped in from somewhere else.

It’s also worth remembering that this isn’t a standalone development. Riverside Works is becoming more of a mixed-use area, with a growing number of independent businesses already on site. In that context, a hotel does make sense.

For now, it’s still early days. No operator has been confirmed, and there’s a long way to go before anything opens.

It could be a really positive addition to Bakewell. Or it could feel slightly out of place.
